Benefits and Challenges

As we move into the second phase of the North 40, we seek to understand the needs and desires of the citizens of Los Gatos. Our vision is to create an experience that reflects the philosophy of those who live, work, and play here. The following illustrates what we see as the many benefits to the community, coupled with some potential challenges. By working together, we can determine what our neighbors desire for this property as we make the most of this once-in-a-lifetime opportunity.

Our collaborative process has been designed to yield a project that celebrates the best of Los Gatos and can potentially be a solution to some significant pressures facing the town. Here are some of the benefits this project will bring to the town:

  • It maintains the agrarian roots of Los Gatos through a to community gardens and related programs.
    • A farm-to-table component that reflects today’s fresh, healthy eating preferences.
    • Open spaces that appeal to the community’s desire to be grounded in nature.
  • An opportunity to work with the ownership of one of the largest remaining developable properties in Los Gatos in a collaborative way that is intended to result in a tailored project to address local needs, including:
    • An opportunity to help address mandated Los Gatos housing requirements and the General Plan (https://losgatos2040.com/) vision with a focus on racial and socio-economic justice, equity, diversity, and inclusion.
    • An opportunity to reduce carbon footprint by offering solutions to reduce vehicle miles traveled by providing job opportunities close-by.
  • A vibrant gathering place for community activities that embraces arts, fitness, wellness and potentially more.
  • A way to serve the northern community of the Town with an inviting place to gather.
  • A pedestrian friendly environment with infrastructure to make bicycling easier and connected to the larger town bike network.
  • A robust Transportation Demand Management program to be developed in collaboration with the Town.

Naturally, a project of this magnitude brings with it some potential challenges, which we will continue to listen for and are working to mitigate through our collaborative process that seeks input from all stakeholders. The areas where we seek input that will help promote a successful outcome include:

  • Adherence to design guidelines that are acceptable to the Town, including massing, density and open space, which our team is actively working to achieve through open dialogue.
  • Environmental impacts that might include temporary construction noise and traffic.
  • A potential influx of traffic, which we will proactively handle through smart traffic planning.
  • A larger population, which has the potential to impact schools and other Town services.
  • Differences of opinion within the community, which we will mitigate with a thorough, consensus-building process.
